A “Nouveau” Series at The Vineyards

There is something new coming to our Suffolk, Va New Home community,  The Vineyards at Bennett’s Creek Square. Our Nouveau Sales Office will be open for business the second weekend of June, 2012. These homes will be priced in the high $190’s and will be prefect for the first time home buyer who is tired of renting. These Attached Quad Homes will feature 9 foot first floor ceilings, a private patio for each home, gas fireplace, 1 car garage and 4 different model types to choose from. The Atwood Model shown below with The Laurent Model next door, will be a 2 bedroom home and The Laurent, a 3 Bedroom. From the Mobile to Your Open House

Today, people are on their smart phones and tablets looking for their next home before they ever actually step foot in it. They visit sites like Trulia, Yelp, Facebook and other favorites every day. So you need to have some strategies to help get them off their phones and into your open house. You can have a huge Social Media following and list every home you’re selling online but if your efforts are not getting actual buyers to the house what good is it doing you? Here are a few ways to get them off their phones and into your homes!

1. Invite Away
You are going to want to invite your followers on Facebook, Twitter, Google+ and so on. It is very easy to create an event on Facebook for any open house you are setting up. Head to and you’re ready to roll. Is just sending an invite really enough though? Take this idea farther, make it fun and help convert your Likers into visitors. Use your Social Media and post a coupon on your Facebook page instructing people to print it out, bring it with them and they will get a $10 Gift Card to Home Depot. So here are 4 great Apps to put on your smart phones and tablets that can help you organize your thoughts and search for a new home.

House Hunter ($3.99 for iPhone)
This useful App will help you get all your ducks in a row. Or homes, in this case. Organize your notes, photos and what’s important to you in each house that you look at during your purchasing process. You can easily see what features were in each home you looked at. You don’t want to forget after the 7th house you walk into what the first one looked like. Standing out from the the crowd is something you hear a lot about these days with the housing market the way it is. Whether you’re a new home builder or Realtor, there’s certainly a lot of pressure to “Be Different.” But here’s the million dollar question. How? What can you do to stand out over everyone else selling homes in your area? Here are a few helpful tips and ideas that might help you get started on the road to differentiation and more homes sold!

1. Know where you are.
You need to take a step back and look at what the market is doing in your area. Don’t pay attention to what they’re saying on the national news. Narrow down the specific communities you’re selling in and the area you’re around the most. What do buyers and people in your market think is important when it comes to buying a home, or even real estate in general. But most importantly you want to find out what other Realtors are not doing and do it. Find a hole that no one else is filling and be that plug! Don’t be Afraid to Get Dirty!

Everyone loves to see all the new flowers that pop out in the spring, so make sure your yard is ready for them. Get that rake out and rid your beds of leaves and other leftover winter debris that could prevent those little flowers from making their grand entrance. Use a hoe to work up and loosen the soil, and mix in compost for nutrients. What’s Up With The Vineyards?

Meet The Vineyards at Bennett’s Creek Square. 1 of 5 Napolitano Homes Communities located in Suffolk, Virginia. These homes are very conveniently positioned right off of Shoulders Hill Rd. and around the corner from Route 17. Community Spotlight: Brewers Meadow

Suffolk is quickly becoming a destination for people who are looking for extra space, great housing prices and growing local attractions for the whole family. Napolitano Homes has several communities in Suffolk, Va and all have their benefits when it comes to location but Brewers Meadow offers a little something special being so close to downtown Suffolk.

If you are a Suffolk resident you can’t miss the Peanut Festival. The predecessor of today’s modern Suffolk Peanut Fest was celebrated in September 1978 in downtown Suffolk. It was then called “Harvest Fest.” The event featured a parade, a hot-air balloon event, a carnival, dances, concerts and a festival queen. The festival was a downtown tradition until the event moved to the municipal airport in 1981. Now for four days each October, the Suffolk Peanut Festival draws some 200,000 people and has won the accolades of professional festival organizations and national magazines.

This is but a sampling of what The City of Suffolk has to offer. So make sure to add Brewers Meadow and Suffolk to that list of must see places for your new home, you wouldn’t want to miss out!
