House Hunter ($3.99 for iPhone)
This useful App will help you get all your ducks in a row. Or homes, in this case. Organize your notes, photos and what’s important to you in each house that you look at during your purchasing process. You can easily see what features were in each home you looked at. You don’t want to forget after the 7th house you walk into what the first one looked like. How Can I Be…Different?

Standing out from the the crowd is something you hear a lot about these days with the housing market the way it is. Whether you’re a new home builder or Realtor, there’s certainly a lot of pressure to “Be Different.” But here’s the million dollar question. How? What can you do to stand out over everyone else selling homes in your area? Here are a few helpful tips and ideas that might help you get started on the road to differentiation and more homes sold!

1. Know where you are.
You need to take a step back and look at what the market is doing in your area. Don’t pay attention to what they’re saying on the national news. Narrow down the specific communities you’re selling in and the area you’re around the most. What do buyers and people in your market think is important when it comes to buying a home, or even real estate in general. But most importantly you want to find out what other Realtors are not doing and do it. Find a hole that no one else is filling and be that plug! Don’t be Afraid to Get Dirty!

Everyone loves to see all the new flowers that pop out in the spring, so make sure your yard is ready for them. Get that rake out and rid your beds of leaves and other leftover winter debris that could prevent those little flowers from making their grand entrance. Use a hoe to work up and loosen the soil, and mix in compost for nutrients. What’s Up With The Vineyards?

Community Spotlight: Brewers Meadow

Suffolk is quickly becoming a destination for people who are looking for extra space, great housing prices and growing local attractions for the whole family. If you are a Suffolk resident you can’t miss the Peanut Festival. The predecessor of today’s modern Suffolk Peanut Fest was celebrated in September 1978 in downtown Suffolk. It was then called “Harvest Fest.” The event featured a parade, a hot-air balloon event, a carnival, dances, concerts and a festival queen. The festival was a downtown tradition until the event moved to the municipal airport in 1981. Now for four days each October, the Suffolk Peanut Festival draws some 200,000 people and has won the accolades of professional festival organizations and national magazines.

This is but a sampling of what The City of Suffolk has to offer. So make sure to add Brewers Meadow and Suffolk to that list of must see places for your new home, you wouldn’t want to miss out!

Your Home Will Thank You!

There are everyday things you can do to keep your home healthy and maintained, that will save you time and money in the end. Two things everyone could use more of these days it seems like and with the holidays right around the corner, who doesn’t want their home looking its best? We hope you find this interesting and helpful!

Have your carpet professionally cleaned.

With your kids and pets treating your carpet as their daily canvas vacuuming and spot cleaning can only do so much to erase stains. So get your carpet professionally cleaned before friends and family arrive for Thanksgiving. The carpet cleaner will use special equipment to get rid of even the, “I don’t remember what that is” stain. These regular cleanings will enhance your carpet’s visual appeal and help remove allergens that have become trapped in your carpet. Find a great local carpet cleaner here.

Trim landscaping that is too close to your house.

Take a look at the outside of your home. Are there any shrubs or trees that touch the side of your home or overhang your roof? If the answer is yes, they should be trimmed. Tree limbs should be pruned so they are not in the vicinity of your home. Shrubs should be clipped back far enough to allow someone to easily walk between them and your house. Keeping trees and shrubs trimmed back improves your home’s curb appeal, prevents damage from falling limbs and makes it harder for rodents and other unwanted visitors to gain entry. Also, a word of advice regarding any major tree trimming or landscaping…hire a professional. Pruning a foot high shrub is one thing, but a 3 story tree is quite another.

Check grading to make sure any rain and snow melt is moving away from your home.

Are you ready to bail some water? If the soil near your home’s foundation isn’t properly graded you may be dealing with a flooded basement this winter season. Soil near your home’s foundation should slope away from your home. If it doesn’t, rain and even snow melt will get stuck next to your home where it will deteriorate your foundation and seep into your basement. This is a problem NO ONE wants to deal with or pay for.
