New Home of the Month in Suffolk, VA

Categories: Home of the Month, New Homes Suffolk VA | Posted: November 11, 2015

The Sorrento at Bob White Landing is the first of its kind for Napolitano Homes. A newly designed ranch floorplan, we took special care to include modern elements and features not typically seen in most ranches on the market today.

Starting with the front elevation, the Sorrento stands stately and strong (in this case on a crawl which is standard in Bob White Landing) with its thick white trim on the front porch and other traditional design elements. The front dormer and interesting roof lines suggest there is much more to this ranch on the inside.

As you walk in the front door, you are greeted with an expansive and open layout.  Wide plank, hand scraped hardwood floors tie the entire living space together, and soaring ceilings in the Family Room elicit the feel of a spacious two-story home. A clever shelving area under the stairs is perfect for storing kids toys or dog supplies, waiting for your next romp outside.

Entry  Stairs and Storage  Dining Room  Family Room

The Family Room has a double sided gas fireplace, which connects to a bright and spacious Sunroom that also has a sloped ceiling.

Sunroom2  Sunroom

Completing the open concept, the Kitchen is off of the Family Room and has an enormous island, plenty of cabinet space, gorgeous backsplash tile, and a Breakfast Area.

Family Room and Kitchen  Kitchen3  Kitchen2  Kitchen

The Master Suite has its own separate wing, which gives plenty of privacy from the living space and 2nd and 3rd secondary bedrooms, which are on the opposite side of the home. The Master Bedroom has a grand double tray ceiling which opens up the space. The ceramic tiled Master Bath leads to the enormous Master Closet, which has a changing table and ample shelving.

What truly makes the Sorrento unique is its additional space on the second level. While most ranches typically only have a room over garage (ROG), this Sorrento not only has a full 4th Bedroom and full Bath, there is also a GIGANTIC Rec/Game room that has endless possibilities as a play room, home theater, video game center, or “pool hall.”

Ask Jen Live at The Townes on the Square

Categories: Events, Home of the Month, New Homes Suffolk VA | Posted: October 27, 2015

Last week, Jen Barkan, Rose & Womble’s New Homes Specialist, visited Napolitano Homes’ Bennetts Creek Square neighborhood in North Suffolk for her touring Ask Jen Live segment. Jen uses the power and connectivity of social media to new homes in the Rose & Womble network of builders, and for this visit she featured The Nouveau Series, The Townes on the Square, and the amenities within the community. In addition to showing off the architecture, build quality, and features of these new homes in her Ask Jen Live segments, Jen also brings along a dog from the Norfolk SPCA that is in need of a new home. Her efforts towards raising awareness for incredible dogs has resulted in a 100% adoption rate in the dogs she features!

In this episode at Bennetts Creek Square, a friendly and calm dog named Kobe accompanied Jen to tour the community. He and Jen met with the site sales counselor, Diana Jordan, at the Tuscany model of The Townes on the Square.

Jen filmed a short video of the three of them touring the model and learning about its features.

From there, Jen and Kobe took a walk around the Bennetts Creek Square grounds, viewing the Nouveau Series homes as well as the beautiful Square. Kobe loved the gazebo, was transfixed by the fountain, and looked like he wanted to run laps around the spacious green or play fetch with a frisbee.

After all of the touring, Diana and Kobe spent some quality time together. They were inseparable! If it weren’t for Diana’s busy schedule, she would’ve adopted him on the spot!

While it wasn’t Diana to take Kobe home, we are happy to say that Kobe was adopted within 24 hours. Napolitano Homes covered his adoption fees, and we wish him and his new family the best! A big thanks to Jen Barkan for not only featuring our homes, but for everything she does for dogs in need.

Milan Walkthrough in Virginia Beach

Categories: Articles, Home of the Month, New Homes Virginia Beach | Posted: May 13, 2015

Fred Napolitano IIIWhen Napolitano Homes designs a brand new floorplan and the first of its kind is being built, we like to organize a company-wide framing conference on location in order to inspect and critique the plan. It is very important to walk through a new home design in its beginning stages, as 2D drawings and elevations only tell part of the story of a new home. The only real way to gauge a floorplan’s success is by having many eyeballs on it and gathering as much feedback possible.

As such, we started building a Milan in Sajo Farm, and we recently completed a framing tour to view this newest offering in the Napolitano Homes lineup. Fred Napolitano III (Sajo Farm’s site builder) led the meeting, which was attended by the Napolitano brothers, Head Builder, Marketing Director, Purchaser, site Sales Agents, and Designers, and all offered their input on this new home in Virginia Beach.

While a few slight adjustments were made to the plan in order to enhance flow and sight lines, the general consensus was that the Milan is overwhelmingly a winner and we are extremely excited for people to see this newly available model. The first floor has a formal Living Room, Dining Room, and possibly the largest Family Room we’ve ever constructed. This particular Milan model has the optional Sunroom that extends the entire width of the Family Room, making the space appear even more spectacular. Also downstairs is a very large Kitchen and a Master Down, making it the 4th home in Sajo Farm that allows for single floor living.

The Milan starts at 2,672 square feet, has 4 total Bedrooms and 2.5 Bathrooms, and starts at $446,270 in Virginia Beach. We look forward to finishing this one out and taking all kinds of interior and exterior photos of this exciting new floorplan!

New Home of the Month in Virginia Beach

The Regent model in Sajo Farm in Virginia Beach has made a recent resurgence in popularity, with several being built and sold in the last few months. With a Master Suite Down, up to 3,100 square feet, and a soaring and spacious open concept design, it’s easy to see why new home buyers are drawn to it when envisioning their dream home. The quick delivery, move in ready inventory Regent that Napolitano Homes just completed is no different.

Looking at the front of the home, one can instantly tell the Regent is a special floorplan. The two story front porch with enormous columns and its steep and angular rooflines make this new home look massive from the exterior. The rich architectural detail not-so-subtly boasts of its stately character and potential for grandness once inside. Sure enough, walking through the front door you are greeted with a two story ceiling that extends from the front of the home all the way to the rear and the enormous windows that offer a clear view of one of the Sajo Farm ponds and fountains. Simply put, the sight lines are incredible in this Regent. If it’s possible to tear your eyes away from the breathtaking Family Room sloped ceiling, below you’ll notice a first floor that is covered entirely in luxurious hardwood, stained in a lovely and light honey color that radiates in the sunlight. The first floor consists of a Dining Room with tray ceiling that is tucked to the side (yet still part of the open concept), a formal Living Room, a gourmet Kitchen with a stunning combination of white cabinets and deep black granite countertops, and a Family Room with gas fireplace. Just off of the Family Room is a back patio that has a two story covered roof and has great views of the neighborhood and the water. Also downstairs is the enormous Master Suite that has its own sitting room (or 4th Bedroom/Children’s playroom/etc), and a jacuzzi tub, ceramic tile floor and shower walls, and a granite countertop double vanity in the Bath.

Upstairs, a loft overlooks the grand views of the downstairs floorplan. It is a perfect spot for a kids play room, a pool table, or even a home theater. Rounding out this stately new home in Virginia Beach are 2 more upstairs Bedrooms and a Bath.

To view this property, please schedule an appointment with Jenny Lovell and Gene Grady by calling 757-962-7264 or emailing [email protected] Hurry, it won’t last long!

Two New Inventory Homes in Viridian Reserve

Categories: Home of the Month, New Homes Chesapeake | Posted: April 8, 2015

Napolitano Homes recently completed two brand new homes in its Viridian Reserve at Hickory neighborhood in Chesapeake, and they are available NOW as quick delivery, move-in ready homes. Viridian Reserve at Hickory is selling extremely fast, and these two homes present a great opportunity for someone to purchase a new home in this community without needing to wait for one to be built, a process that takes about 5-6 months. Move into your dream community right now!

The first home is 137 Bella Drive, which is a Waterford with a Traditional elevation. The Waterford is an extremely popular choice at many of Napolitano Homes’ communities throughout Hampton Roads, and it’s easy to see why. The minimalist and concise front elevation displays the home’s large size, and the blue James Hardie cement siding adds to its grandeur. Walking in the front door, you are greeted with an expanse of luxurious chestnut brown 5″ wide plank hand scraped hardwood throughout most of the first floor. To the left of the 2-story entry is a formal Living Room, and to the right is the Dining Room which leads to the Family Room and Kitchen. While there are no walls or columns separating each of these rooms, clever angles, a stairway, and tray ceilings define each space. In other words, it is an open concept on the first floor but each room has a noticeable purpose. This type of floorplan is very appealing to those with modern sensibilities but also love the idea of a separation between rooms.

The cozy and carpeted Family Room has an enormous 2 story ceiling, tall windows that allow in plenty of south facing sunlight, and a gas fireplace. Just off of this room is the Breakfast Area and Kitchen, which has linen cabinets, a contrasting brown gourmet island, and granite countertops. Also on this end of the home is an Owner’s Entry from the 2 Car Garage, with a bench seat, hooks for coats, and storage for dropping things off between the garage and house. A private Office and Powder Room completes the first floor. Heading upstairs, there are 3 secondary bedrooms, a master suite, and the Laundry Room.

This wonderful home could be yours for just $416,015!

The other inventory home in Viridian Reserve at Hickory is 140 Bella Drive. It’s an exciting addition not only to the Viridian neighborhood, but also to Napolitano Homes in general because it is the very first Capri model the company has built. New for 2015, the Capri has many features that a family requiring a large amount of space is looking for. With 3,300 square feet, 5 Bedrooms, and 3.5 Baths, there is more than enough room for both living and entertaining. A more traditional layout than the Waterford, each room has its own space that is separated by walls, columns and a center-of-the-home staircase. There is a formal Dining Room and Living Room, Sunroom, Kitchen, Family Room, Owner’s Entry, and Powder Room downstairs, where every square foot is covered with amber honey colored hardwood. It truly is a large and luxurious space. Upstairs there are 4 secondary Bedrooms, a Jack and Jill Bath, Laundry Room, Hall Bath, and an enormous Master Suite that has 2 walk in closets.

The Capri is $447,735.

New Home of the Month – The Capri

Categories: Home of the Month, New Homes Chesapeake | Posted: December 17, 2014

The Capri model is one of the newest single family homes that Napolitano Homes just started offering at the end of 2014. It is exclusively available in Viridian Reserve at Hickory, but will also be available at our new communities as they open, such as Hanbury Manor in Great Bridge and Western Branch Reserve in Chesapeake.

Capri Traditional updated without hardware

A stately and grand appearance from the front, the Capri is one of the largest homes Napolitano Homes currently builds, starting at over 3,1000 square feet. It can be even larger, designed to expand to over 3,500 square feet by adding a Sunroom and bumping out the home’s footprint by 2′ in width, which adds square footage to the second Sunroom, Living Room, and secondary upstairs Bedrooms. These options create a new home that is more than enough space for a large family, or one who enjoys hosting!

The first floor of the Capri flows in a circular pattern, with the Dining Room, Living Room, Sunroom, Kitchen, and Family Room surrounding the gorgeous stairs and Entry in the center of the home. The Kitchen is MASSIVE, which is perfect for any culinary aficionado who puts counter space, storage, and appliances to the test. It also connects directly to the spacious Family Room, making The Capri an amazing home for both entertaining or just spending time with the family. An Owners Entry with a bench offers a perfect place to store shoes and coats as you enter from the 2 Car Garage.

Upstairs has 5 Bedrooms, including the Master Suite and Bath, which has a walk-in closet that rivals the size of our competitors’ bedrooms. Two of the secondary bedrooms have the option to be converted to a Loft and a Study in case you need more flex space than bedrooms.

If you are interested in learning more about the Capri in Viridian Reserve at Hickory, please contact Tara Strauser at 757-718-6322!

New Homes of the Month in Virginia Beach

Categories: Articles, Home of the Month, New Homes Virginia Beach | Posted: September 9, 2014

Normally we only pick one New Home of the Month, but recently we built and closed two new homes in Virginia Beach that turned out so well with their new homeowners’ selections and upgrades, that we couldn’t help but show them both off. They are both Lake Homes in Sajo Farm, meaning they are built on one of the beautiful lakes and have amazing views of the water and fountain. The new homeowners also can enjoy Sajo Farm’s clubhouse, pool, kayak landing, and nature trails!

The first home is The Carlisle. It is geared towards a more traditional buyer, one who enjoys a floorplan that has a more definitive space and each room has its own purpose. That said, it is FAR from compartmentalized. Rather than using confining walls and doors, The Carlisle has rich architectural details that define its space. This is most noticeable in the Entry, where varying ceiling height, slopes, lines, and trays clearly separate the Entry, Dining Room, and formal Living Room. The Family Room and Kitchen are around the corner, separated by open doorframes, but still offering views between the two. The Kitchen and Breakfast area is ENORMOUS, and in this Carlisle’s case, has the best views in the house of the lake and fountain. The Master Suite is also downstairs, making The Carlisle perfect for those looking for single floor living. Upstairs has 3 bedrooms for children or guests.

Home of the Month #2 is The Regent in Sajo Farm. Another floorplan that offers first floor living, The Regent differs from The Carlisle greatly with its openness. This is not your typical open concept though. We literally take The Regent to the “next level.” Not only do the Entry, Family Room, Dining Room, Kitchen, and Sunroom all connect, but they also do so with HUGE ceilings and walls that soar all the way to the second story, connecting the first floor views with a Flex Space/Game Room as the top of the stairs. Napolitano Homes does have many other floorplans where ceilings slope to the second story, but ceiling height and expanse in the Regent is unmatched. Check out these photos below:
