New Home of the Month in Suffolk, VA

The Sorrento at Bob White Landing is the first of its kind for Napolitano Homes. A newly designed ranch floorplan, we took special care to include modern elements and features not typically seen in most ranches on the market today.

Starting with the front elevation, the Sorrento stands stately and strong (in this case on a crawl which is standard in Bob White Landing) with its thick white trim on the front porch and other traditional design elements. The front dormer and interesting roof lines suggest there is much more to this ranch on the inside.

Ask Jen Live at The Townes on the Square

Last week, Jen Barkan, Rose & Womble’s New Homes Specialist, visited Napolitano Homes’ Bennetts Creek Square neighborhood in North Suffolk for her touring Ask Jen Live segment. Jen uses the power and connectivity of social media to new homes in the Rose & Womble network of builders, and for this visit she featured The Nouveau Series, The Townes on the Square, and the amenities within the community. In addition to showing off the architecture, build quality, and features of these new homes in her Ask Jen Live segments, Jen also brings along a dog from the Norfolk SPCA that is in need of a new home. Her efforts towards raising awareness for incredible dogs has resulted in a 100% adoption rate in the dogs she features!

In this episode at Bennetts Creek Square, a friendly and calm dog named Kobe accompanied Jen to tour the community. He and Jen met with the site sales counselor, Diana Jordan, at the Tuscany model of The Townes on the Square.

Jen filmed a short video of the three of them touring the model and learning about its features.

From there, Jen and Kobe took a walk around the Bennetts Creek Square grounds, viewing the Nouveau Series homes as well as the beautiful Square. Kobe loved the gazebo, was transfixed by the fountain, and looked like he wanted to run laps around the spacious green or play fetch with a frisbee.

After all of the touring, Diana and Kobe spent some quality time together. They were inseparable! If it weren’t for Diana’s busy schedule, she would’ve adopted him on the spot!

While it wasn’t Diana to take Kobe home, we are happy to say that Kobe was adopted within 24 hours. Napolitano Homes covered his adoption fees, and we wish him and his new family the best! A big thanks to Jen Barkan for not only featuring our homes, but for everything she does for dogs in need.

Milan Walkthrough in Virginia Beach

Fred Napolitano IIIWhen Napolitano Homes designs a brand new floorplan and the first of its kind is being built, we like to organize a company-wide framing conference on location in order to inspect and critique the plan. It is very important to walk through a new home design in its beginning stages, as 2D drawings and elevations only tell part of the story of a new home. The only real way to gauge a floorplan’s success is by having many eyeballs on it and gathering as much feedback possible.

As such, we started building a Milan in Sajo Farm, and we recently completed a framing tour to view this newest offering in the Napolitano Homes lineup. Fred Napolitano III (Sajo Farm’s site builder) led the meeting, which was attended by the Napolitano brothers, Head Builder, Marketing Director, Purchaser, site Sales Agents, and Designers, and all offered their input on this new home in Virginia Beach.

While a few slight adjustments were made to the plan in order to enhance flow and sight lines, the general consensus was that the Milan is overwhelmingly a winner and we are extremely excited for people to see this newly available model. The first floor has a formal Living Room, Dining Room, and possibly the largest Family Room we’ve ever constructed. This particular Milan model has the optional Sunroom that extends the entire width of the Family Room, making the space appear even more spectacular. Also downstairs is a very large Kitchen and a Master Down, making it the 4th home in Sajo Farm that allows for single floor living.

Two New Inventory Homes in Viridian Reserve

Napolitano Homes recently completed two brand new homes in its Viridian Reserve at Hickory neighborhood in Chesapeake, and they are available NOW as quick delivery, move-in ready homes. New Home of the Month – The Capri

The Capri model is one of the newest single family homes that Napolitano Homes just started offering at the end of 2014. It is exclusively available in Viridian Reserve at Hickory, but will also be available at our new communities as they open, such as Hanbury Manor in Great Bridge and Western Branch Reserve in Chesapeake.

A stately and grand appearance from the front, the Capri is one of the largest homes Napolitano Homes currently builds, starting at over 3,1000 square feet. New Homes of the Month in Virginia Beach

Normally we only pick one New Home of the Month, but recently we built and closed two new homes in Virginia Beach that turned out so well with their new homeowners’ selections and upgrades, that we couldn’t help but show them both off. They are both Lake Homes in Sajo Farm, meaning they are built on one of the beautiful lakes and have amazing views of the water and fountain. The new homeowners also can enjoy Sajo Farm’s clubhouse, pool, kayak landing, and nature trails!

The first home is The Carlisle. It is geared towards a more traditional buyer, one who enjoys a floorplan that has a more definitive space and each room has its own purpose. That said, it is FAR from compartmentalized. Rather than using confining walls and doors, The Carlisle has rich architectural details that define its space. This is most noticeable in the Entry, where varying ceiling height, slopes, lines, and trays clearly separate the Entry, Dining Room, and formal Living Room. The Family Room and Kitchen are around the corner, separated by open doorframes, but still offering views between the two. The Kitchen and Breakfast area is ENORMOUS, and in this Carlisle’s case, has the best views in the house of the lake and fountain. The Master Suite is also downstairs, making The Carlisle perfect for those looking for single floor living. Upstairs has 3 bedrooms for children or guests.

Home of the Month #2 is The Regent in Sajo Farm. Another floorplan that offers first floor living, The Regent differs from The Carlisle greatly with its openness. This is not your typical open concept though. We literally take The Regent to the “next level.” Not only do the Entry, Family Room, Dining Room, Kitchen, and Sunroom all connect, but they also do so with HUGE ceilings and walls that soar all the way to the second story, connecting the first floor views with a Flex Space/Game Room as the top of the stairs. Napolitano Homes does have many other floorplans where ceilings slope to the second story, but ceiling height and expanse in the Regent is unmatched. Check out these photos below:

The Napolitano Homes featured Home of the Month is is a beautiful Waverly model in Jordan Hall, which is in the Great Bridge area of Chesapeake, VA. The Waverly is a newly updated floor plan, just released in 2013. Some of its features include an open floorplan downstairs, with easy and intuitive flow between the Living, Dining, Kitchen, and Family Room.
