Milan Walkthrough in Virginia Beach

Fred Napolitano IIIWhen Napolitano Homes designs a brand new floorplan and the first of its kind is being built, we like to organize a company-wide framing conference on location in order to inspect and critique the plan. It is very important to walk through a new home design in its beginning stages, as 2D drawings and elevations only tell part of the story of a new home. The only real way to gauge a floorplan’s success is by having many eyeballs on it and gathering as much feedback possible.

As such, we started building a Milan in Sajo Farm, and we recently completed a framing tour to view this newest offering in the Napolitano Homes lineup. Fred Napolitano III (Sajo Farm’s site builder) led the meeting, which was attended by the Napolitano brothers, Head Builder, Marketing Director, Purchaser, site Sales Agents, and Designers, and all offered their input on this new home in Virginia Beach.

While a few slight adjustments were made to the plan in order to enhance flow and sight lines, the general consensus was that the Milan is overwhelmingly a winner and we are extremely excited for people to see this newly available model. The first floor has a formal Living Room, Dining Room, and possibly the largest Family Room we’ve ever constructed. This particular Milan model has the optional Sunroom that extends the entire width of the Family Room, making the space appear even more spectacular. Also downstairs is a very large Kitchen and a Master Down, making it the 4th home in Sajo Farm that allows for single floor living.

The Milan starts at 2,672 square feet, has 4 total Bedrooms and 2.5 Bathrooms, and starts at $446,270 in Virginia Beach. We look forward to finishing this one out and taking all kinds of interior and exterior photos of this exciting new floorplan!

New Home of the Month in Virginia Beach

The Regent model in Sajo Farm in Virginia Beach has made a recent resurgence in popularity, with several being built and sold in the last few months. With a Master Suite Down, up to 3,100 square feet, and a soaring and spacious open concept design, it’s easy to see why new home buyers are drawn to it when envisioning their dream home. Looking at the front of the home, one can instantly tell the Regent is a special floorplan. The two story front porch with enormous columns and its steep and angular rooflines make this new home look massive from the exterior. The rich architectural detail not-so-subtly boasts of its stately character and potential for grandness once inside. Sure enough, walking through the front door you are greeted with a two story ceiling that extends from the front of the home all the way to the rear and the enormous windows that offer a clear view of one of the Sajo Farm ponds and fountains. Simply put, the sight lines are incredible in this Regent. If it’s possible to tear your eyes away from the breathtaking Family Room sloped ceiling, below you’ll notice a first floor that is covered entirely in luxurious hardwood, stained in a lovely and light honey color that radiates in the sunlight. The first floor consists of a Dining Room with tray ceiling that is tucked to the side (yet still part of the open concept), a formal Living Room, a gourmet Kitchen with a stunning combination of white cabinets and deep black granite countertops, and a Family Room with gas fireplace. Just off of the Family Room is a back patio that has a two story covered roof and has great views of the neighborhood and the water. Also downstairs is the enormous Master Suite that has its own sitting room (or 4th Bedroom/Children’s playroom/etc), and a jacuzzi tub, ceramic tile floor and shower walls, and a granite countertop double vanity in the Bath.

Upstairs, a loft overlooks the grand views of the downstairs floorplan. It is a perfect spot for a kids play room, a pool table, or even a home theater. Rounding out this stately new home in Virginia Beach are 2 more upstairs Bedrooms and a Bath.

Two New Ranch Plans

Sorrento Craftsman Revised

With a rising demand for single floor living, Napolitano Homes is leading the way by adding two innovative ranches to its new homes lineup in Chesapeake and Suffolk. The first is the Sorrento. It is a 4 Bedroom, 3.5 Bath home with over 2,400 square feet. It has an open concept center of the home, where the Foyer and Dining Room open up to the grand 2-story Family Room with sloped ceiling. An optional Sunroom with open fireplace adds even more luxury to this already spacious Living Area. Off of that is the gourmet Kitchen and Breakfast Nook.

One entire wing off of the living areas is the Master Suite, which has cathedral ceilings in the bedroom and an enormous walk-in closet. On the other side of the home, there are 2 secondary Bedrooms and a Full Bath and Powder Room.
In addition to one level living, we’ve added an upstairs that has a 4th Bedroom and Full Bath as standard, and there is an option to add a HUGE Rec Room/Bedroom/Media Room! With this extra space, The Sorrento rounds out at about 3,133 square feet!

Reston Traditional Revised

The next ranch plan is the Reston Ranch, and it is also an efficient one level living option, which has the Master Suite and two Bedrooms all on the first floor. The Master Suite is at the opposite corner from the two secondary Bedrooms, providing seclusion in its own private area of the home. The Family Room has sloped ceilings, and connects directly to the gourmet Kitchen and Breakfast area.

A set of stairs at the center of the home take you to the second floor 4th Bedroom/Rec Room and 3rd Bath. There is also a HUGE storage area, and an option to build a Rec/Media Room.

Two New Inventory Homes in Viridian Reserve

Napolitano Homes recently completed two brand new homes in its Viridian Reserve at Hickory neighborhood in Chesapeake, and they are available NOW as quick delivery, move-in ready homes. Viridian Reserve at Hickory is selling extremely fast, and these two homes present a great opportunity for someone to purchase a new home in this community without needing to wait for one to be built, a process that takes about 5-6 months. The first home is 137 Bella Drive, which is a Waterford with a Traditional elevation. The Waterford is an extremely popular choice at many of Napolitano Homes’ communities throughout Hampton Roads, and it’s easy to see why. The minimalist and concise front elevation displays the home’s large size, and the blue James Hardie cement siding adds to its grandeur. Sajo Farm and the Lake Lawson/Lake Smith Natural Area

Lake Lawson/Lake Smith Natural Area is a 42 acre preserve with more than 12,000 feet of shoreline, and it just so happens to be in the backyard of Sajo Farm in Virginia Beach. Until recently, the natural area was separated by a narrow strip of Lake Lawson water, creating the North and South Parcels. The city of Virginia Beach however just completed a bridge that connects both sections of the park! Yet another amenity to this already relaxing and feature-rich new homes community in Virginia Beach.

The South Parcel, adjacent to the Sajo Farm Community, has several different mulched and reinforced mulched paths throughout the peninsula, multiple overlooks of the breathtaking water scenery, and a floating dock and kayak launch. Now, Sajo Farm residents can walk or bike over the bridge to the North Parcel of the Natural Area and fish its shorelines, picnic, use its playground and restroom facilities, or visit the outdoor education center. Sajo Farm is separated from the park by a fence and gate, which is accessible only by residents’ keys (the same keys used for the community clubhouse and pool).
