Community Spotlight: Brewers Meadow

Suffolk is quickly becoming a destination for people who are looking for extra space, great housing prices and growing local attractions for the whole family. Napolitano Homes has several communities in Suffolk, Va and all have their benefits when it comes to location but Brewers Meadow offers a little something special being so close to downtown Suffolk.

Brewers Meadow is nestled just outside of the city of Suffolk, Va. Looking for something a little fancier? The Vintage Tavern is a great Saturday night dinner spot with a menu that contains the finest southern dishes made with the best local produce and seafood the region has to offer.

If you are a Suffolk resident you can’t miss the Peanut Festival. The predecessor of today’s modern Suffolk Peanut Fest was celebrated in September 1978 in downtown Suffolk. It was then called “Harvest Fest.” The event featured a parade, a hot-air balloon event, a carnival, dances, concerts and a festival queen. The festival was a downtown tradition until the event moved to the municipal airport in 1981. Now for four days each October, the Suffolk Peanut Festival draws some 200,000 people and has won the accolades of professional festival organizations and national magazines.

This is but a sampling of what The City of Suffolk has to offer. So make sure to add Brewers Meadow and Suffolk to that list of must see places for your new home, you wouldn’t want to miss out!

Thankful Neighbors

Now that it’s a few days after Thanksgiving and everyone has had a chance to get on the treadmill and feel a little bit better about the weeks worth of calories consumed in one day, we wanted to share with you how some of our Homeowners at Creekside Estates decided to celebrate their Thanksgiving Day. Creekside is a Napolitano Homes community in Moyock, NC right over the Virginia border with some enthusiastic and fun loving homeowners (that can be seen below). There are always great photos from events coming out of this neighborhood and many other of our communities and these are no exception. Your Home Will Thank You!

There are everyday things you can do to keep your home healthy and maintained, that will save you time and money in the end. Two things everyone could use more of these days it seems like and with the holidays right around the corner, who doesn’t want their home looking its best? We hope you find this interesting and helpful!

Have your carpet professionally cleaned.

With your kids and pets treating your carpet as their daily canvas vacuuming and spot cleaning can only do so much to erase stains. So get your carpet professionally cleaned before friends and family arrive for Thanksgiving. The carpet cleaner will use special equipment to get rid of even the, “I don’t remember what that is” stain. These regular cleanings will enhance your carpet’s visual appeal and help remove allergens that have become trapped in your carpet. Find a great local carpet cleaner here.

Trim landscaping that is too close to your house.

Take a look at the outside of your home. Are there any shrubs or trees that touch the side of your home or overhang your roof? If the answer is yes, they should be trimmed. Tree limbs should be pruned so they are not in the vicinity of your home. Shrubs should be clipped back far enough to allow someone to easily walk between them and your house. Keeping trees and shrubs trimmed back improves your home’s curb appeal, prevents damage from falling limbs and makes it harder for rodents and other unwanted visitors to gain entry. Also, a word of advice regarding any major tree trimming or landscaping…hire a professional. Pruning a foot high shrub is one thing, but a 3 story tree is quite another.

Check grading to make sure any rain and snow melt is moving away from your home.

Are you ready to bail some water? If the soil near your home’s foundation isn’t properly graded you may be dealing with a flooded basement this winter season. Soil near your home’s foundation should slope away from your home. If it doesn’t, rain and even snow melt will get stuck next to your home where it will deteriorate your foundation and seep into your basement. This is a problem NO ONE wants to deal with or pay for.

We know as a buyer you hear a lot about the differences between new construction homes versus resale homes. But what is the difference? Other than having a builder tell you to purchase their new home how do you choose? Well, there are a bunch of reasons why new construction can in the end save you money, have an easier purchasing process, give you more control over what you want in a home and in general cause less headaches.

5 Reasons to Love New Construction Homes:

1. New Home Warranties: This is one of the biggest perks you will get when purchasing new home construction versus a resale home. Many times when you buy a resale home the warranties will no longer be in place, and that leaky roof or broken appliance can become a bigger issue then you thought.

2. Rapid Appreciation: A new home appreciates faster in equity than a resale home, especially during the first 5 years.

3. Fewer “Objections”: You won’t have any of the problems that often can accompany older homes.  Such as, that wet dog smell or some mysterious unknown stain on the carpet and any number of other resale issues that exist with older construction.

4. It’s All New: Everything in the home is brand new and ready for your family. As a buyer you don’t need to worry about changing out the old appliances or carpet. The Business of Service

I’m sure you’ve seen some of our advertising and homeowner photos with our logo that asks the question, Do You Love Where You live? This question ties into a large part of what separates Napolitano Homes from many other new home builders. Our level of customer service and warranty care, that continues long after you close on one of our homes. Many builders rely on outside companies to send their buyers to for warranty issues, but we pride ourselves in having a full in-house Customer Service & Warranty Department. The sole purpose of this department is to help resolve any issues you may have with your home, arrange scheduled home review appointments after you close, and answer any questions that may arise.  This policy is pretty simple: We want you to know that we are here for you long after you close on your new home, because each one of our customers deserves complete satisfaction in his or her home.

Really, it all just comes down to taking a personal interest and investment in YOU as our home buyer and listening to your needs. The decision to purchase a new home is a big one that can change your life! Why shouldn’t your builder care just as much about about your satisfaction? Sometimes, listening and understanding is all that is really needed. Do you ever have an issue or problem with a product or service you have purchased, and all you want to do is be able to get an actual person on the phone to discuss the issue with? But four automated phone option lists later and 15 minutes on hold you might (I’m using might very loosely), might be able to get an actual human on the other end of the line. Yeah, we have all been there. But that’s not what service is and that’s not how Napolitano Homes provides the best possible new home-buying experience.

Building Your New Home

So, you have finally decided on the perfect new home for you and your family. Custom Selections have been decided on, you chose the perfect color cabinets to go with your granite choice.  Now what? Well, now the fun begins. Now we get to actually start building your new home. Every new home builder has a process they follow with their buyers as their home is being constructed and every builder does this a little differently. But the ultimate goal is to make sure the buyer is informed and knows what to expect through the construction process of their new home and also make sure the builder can address any issues or questions that may arise in a timely manor. Napolitano Homes considers our customer service to be one of the things that sets us apart from other builders, along with our attention to quality. We have built our construction process around those ideals and recently we have streamlined this process to make it easier for you, our home buyers.  You can read an in-depth explanation of our process under the Napolitano Construction Process page of our new website. But for now here is a brief overview.

Napolitano Homes Construction Process

  • Buyer Involvement – We encourage and want our buyers to give us their opinion and feedback throughout the construction process of their new home.
  • Framing Tour – A personal walk through session with your community builder to go over your home during the framing stage before the walls start to go up.
  • Customer Wants to Know – A chance for you as the home buyer to submit your questions or concerns directly to us as your builder for timely answers.
  • Quality Control Inspection (QCI) – This is an extra inspection preformed by a Napolitano Homes employee that is in addition to the already required inspections that your home will undergo.
  • Orientation Meeting – Will take place the day before you close on your new home with your community builder.
  • 11 Month List – a reminder your 1 year warranties will soon be up and a chance to alert us of any other issue you may need addressed in your home.
