Building Your New Home

So, you have finally decided on the perfect new home for you and your family. Custom Selections have been decided on, you chose the perfect color cabinets to go with your granite choice.  Now what? Well, now the fun begins. Now we get to actually start building your new home. Every new home builder has a process they follow with their buyers as their home is being constructed and every builder does this a little differently. But the ultimate goal is to make sure the buyer is informed and knows what to expect through the construction process of their new home and also make sure the builder can address any issues or questions that may arise in a timely manor. Napolitano Homes considers our customer service to be one of the things that sets us apart from other builders, along with our attention to quality. We have built our construction process around those ideals and recently we have streamlined this process to make it easier for you, our home buyers.  You can read an in-depth explanation of our process under the Napolitano Construction Process page of our new website. But for now here is a brief overview.

Napolitano Homes Construction Process

  • Buyer Involvement – We encourage and want our buyers to give us their opinion and feedback throughout the construction process of their new home.
  • Framing Tour – A personal walk through session with your community builder to go over your home during the framing stage before the walls start to go up.
  • Customer Wants to Know – A chance for you as the home buyer to submit your questions or concerns directly to us as your builder for timely answers.
  • Quality Control Inspection (QCI) – This is an extra inspection preformed by a Napolitano Homes employee that is in addition to the already required inspections that your home will undergo.
  • Orientation Meeting – Will take place the day before you close on your new home with your community builder.
  • 11 Month List – a reminder your 1 year warranties will soon be up and a chance to alert us of any other issue you may need addressed in your home.

A (Green) Halloween Home

Green home building is a topic everyone is talking about these days. Along with helping the environment it is a great way a new home buyer can bring down the general cost of living in their home. With everything a home builder can do to be more green when it comes to choosing their building materials and insulation process, there are also every day choices we can make as homeowners that help our environment! And with one of my favorite holidays just around the corner, Halloween of course, what better way to be green than with how you decorate your home for this fun fall festivity!

Use Nature: The best green decorating resource around. There are so many natural items you can get right from the outdoors to make your home beautiful for fall and Halloween, like in this image to the left. Using pumpkins both for carving and porch adornments is always fun and adds a pop of color. Use dried corn husks and mums, hay bales are also a nice touch. Many of these items can be purchased at your local farmer’s market for a great price (supporting your local growers and farms is also important). Don’t forget fall leaves that you may be able to find in your yard, or gourds. Gourds are unique little decoration items and can look beautiful in a large bowl as a table center piece or used in a Halloween craft.Get Creative: There are many Halloween decorations you can purchase or make yourself (which is always more fun), that are made from materials that are more earth friendly. This Boo Banner below is great to hang up in your home and made from burlap. You can easily make this fun item yourself. Burlap can be purchased at almost any fabric store and written on very easily with a black marker. You can also make your own costumes, use organic candies…the list goes on and on. So have fun decorating your home this Halloween and while also doing a little something for our planet!

Autumn and Your Home

I don’t know about you but I love Autumn. It’s so nice to wake up in the morning and not have to walk out into a humid bath of moisture, and waiting for the leaves to change their color is always fun. Along with looking forward to the cooler weather and beautiful colors there are some things you will probably want to think about doing to get your home ready for the winter months. Below are a few tips to help you get started.

Unwanted Guests

Just like you and your family others are getting ready for the winter months. Our outside friends like birds, chipmunks, squirrels, bats, mice and insects may decide to make your attic or basement their warm weather vacation destination of choice. To prevent this try and locate any holes that could be used as an entrance into your home and seal them up. It may also require a visit from your local pest control company.

Stripping and Caulking

To keep the bad weather and drafty air out during the colder months and the warmth in, weather-stripping and caulking are two maintenance projects that are worth their weight in gold because they stretch the amount of energy needed to heat your new home. After all, you don’t want your dollars escaping out the gaps and cracks. All weather-stripping that appears worn or torn should be replaced. Caulking also helps prevent the loss of warmth. Old caulking should be removed before adding any new material in order for it to be effective. These products are relatively cheap and can be picked up at your local hardware store. They also don’t require extensive home repair knowledge in order to do. Which is good if you’re like me and handy man is not on your list of talents.

Watch Those Pipes

In many parts of the country, frozen pipes can become a real problem in the winter months so it is important to take preventative measures before the cold really sets in. Here’s what you can do:

  • Insulate pipes in your home’s crawl spaces and attic. Now, you don’t be stingy with the insulation. The more insulation you use, the better chance you will have to not be hit with bursting pipes.
  • Wrap pipes with heat tape or thermostatically-controlled heat cables. It is important to read all manufacturer installation and operation directions before you use these products.
  • Identify any possible leaks and then seal these with caulk or insulation.

Just for the Realtors

So hopefully by now you have had a chance to take a few minutes and peruse our shiny new website. If not please do! There are some fun new and exciting features, one of them we are particularly giddy about is our new Realtors Tab. This is a section just for our Realtor Community. To help you keep track of what’s going on at Napolitano Homes, what Move-In Ready homes we have available in what communities and what our latest incentives for you are. We always have a Realtor Appreciation Program in place, as you sell more of our homes, we give you more money! Pretty simple right? But we also sometimes have different incentives on our new homes in Virginia depending on what community. Like right now we have an EXTRA $2500 dollar bonus when you sell one of our homes in Brewers Meadow.

You can learn more about that incentive and others when you register for our realtors section. I know that word register is scary, and yes it will ask you for your email address. But it only takes a second and we will use that info to let you know about exclusive offers and our awesome new homes before anyone else knows! We know realtors are a very important part of Napolitano Homes and our success as new home builders and we want to give you rewards for helping us sell our homes.

    Napolitano Homes is getting ready to unroll a new product line in the next year for our Suffolk, Va Community, The Vineyards at Bennett’s Creek Square! Part of the process we go through before launching a new Housing Product Line is getting all kinds of feedback from you as a home buyer! We want to know what you find important in a home and what you don’t. What makes a good floorplan and what you expect to find in a Napolitano Home. Just to give you a little information about this new product for The Vineyards: We are aiming for our demographic to be a younger family, or single person, around their upper 20’s through Mid 30’s. This will be a one car garage home and the square footage will not go over 1,728 sq. ft. It will have a courtyard and will follow the rest of the Vineyards Community with the Maintenance Free living.

    Some things you can let us know:

    • How important is a Gas Fireplace to you?

    Customizing Your Selections

    We are always looking for ways to provide every customer with the absolute best new home buying experience, which is of course our mission statement. We recently took a look at how we build our Move in Ready homes. Along with the option to purchase a To-Be-Built home and choose custom selections to fit your needs and lifestyle, we also always have 2 or 3 standing inventory in every community. These inventory are built to give the buyer who needs something now a home they can move into right away. Our process in the past has been to carry these homes to pretty much full completion,  but that really didn’t leave much room for you as the buyer to make any changes to what was already in the home. What if you didn’t like the countertops in the kitchen, or the floors in the living room?

    So drum roll please…. We are changing the completion level we bring our standing inventory to and leaving some of the big decisions up the YOU.  When you purchase one of our Move in Ready homes you will now be able to customize certain key features:

    • Cabinets
    • Flooring
    • Countertops
    • Appliances

    This is a big deal and really lets you as the home-buyer feel like you are getting more of a custom home rather then a cookie cutter builder inventory. Just another way Napolitano Homes puts our customers desires and needs first.

    Sajo Farm Grand ReOpening

    This weekend, Napolitano Homes, together with the Terry•Peterson Residential Companies, is holding one of the most exciting Grand Re-Opening events for a new homes community Virginia Beach has ever seen! (Well we like to think so anyway).  Sajo Farm is a unique community and we have decided it needed a unique event.  Have you ever wanted to ride in a hot air balloon? Or “get your western on” in the Wells Fargo Stagecoach? ( Cowboy hats encouraged)!

    Napolitano Homes is always looking for ways to give back to our local community and we have chosen to donate to a group that provides so much to our local service members. When you stop by Sajo Farm on Sunday there will be opportunities for you to donate to a very deserving non-profit organization, the Wounded Warrior Project. Their mission is To honor and empower wounded warriors and also:

    • To raise awareness and enlist the public’s aid for the needs of injured service members.
    • To help injured service members aid and assist each other.
    • To provide unique, direct programs and services to meet the needs of injured service members.

    Lets Take This Outside

    So spring is here, and with it comes the overwhelming “call of the outdoors.” Inevitably, you know you will hear the words Spring Cleaning come out of someone’s mouth within the next few weeks. With this renewal and rebirth of nature also comes our innate need to give some “rebirth” to our humble abodes as well. But for this little Napolitano Homes blog installment lets take the attention off the inside of our homes and bring some ideas for the outside to the table.

    A Happy Lawn

    A happy lawn is a beautiful lawn

    Reseeding your lawn is an inexpensive way to freshen up the outside of your home for spring.  A few tips for the non yard care guru: Make sure you find seed that accommodates the amount of sun light your yard gets.  Spread the seed evenly (which means no dumping the entire bag in one area of the yard),  if you have some abnormal bald spots add a little extra seed there and cover it with hay to keep it in place.

    Having problems with your not so green thumb? Good news, it may not be your thumb but the soil! Here is a nifty option to see what’s going on underneath and if you can do something to fix it. The Virginia Tech Soil Testing Laboratory will actually test your soil and tell you what needs to be done! Pretty cool huh? All you have to do is send a little of your dirt and they will tell you probably more than you ever wanted to know about it.

    Add Some Color

    Daffodil, Tulips, Winter Crocus, Gladiolus

    Nothings announces the end of winter more then an explosion of flowers. All of these examples would be fabulous additions to your yard.

    Daffodils: This hardy and happy little yellow friend loves lots of sun and can be grown inside and out. Most of these flowers listed here need to put in the ground before winter to properly bloom in the spring. ( Just didn’t want you running out and throwing these things in the ground now and suffering disappointment).

    Crocus: A flower that handles the fluctuating temperatures of spring very well. Your Random Fact for the Day: Did you know the word Crocus is Latin for Saffron? Plant these in bunches of 3-4 and watch them spread around your flower beds.

    Tulips: A spring perennial that grows from a bulb and comes in a variety of colors. Certain types do better in different kinds of climates, so take a minute to do a little research to find out which type will work best for where you live.

    Gladiolus: These flowers need a lot of sunlight. When you plant them make sure the flat side of the bulb is down and the point is facing up.

    Your Deck

    We couldn’t forget one of the best outdoor features on a home. Your backyard buddy, the Deck. One of the best places to enjoy the warm weather and entertain friends. There are plenty of nifty options for new accessories this spring to choose from. One of our favorites is the outside Raised Fire Pit. There are many types of these fun little guys available and price tags to fit whatever your budget might be.

    A tip for when you shop for deck accoutrements, just make sure to take into consideration the size of your deck space. You don’t want to get that awesome grill or new furniture home and not be able to stand on the deck at the same time with it. Below are two copper fire pit options, the left comes in at about $170 and the right $230. Either would make a wonderful addition to a cool spring night and your smores.
